Job description Role & responsibilities 1. Financial Modelling & Feasibility: Prepare comprehensive financial feasibility models for real estate developments across residential, commercial, and hospitality assets. Develop assumptions for pricing, construction phasing, and cash flows with sensitivity analysis. Calculate and interpret key financial metrics such as IRR (Internal Rate of Return), NPV (Net Present Value), ROI, and project breakevens at multiple scenarios of construction cost and sale price points. Maintain and update financial models with actuals vs projections on an ongoing basis. 2. Risk Analysis & Mitigation: Interpret MIS reports to identify early warning signs in cash flows, cost overruns, or delays. Work with internal teams to assess project risks and suggest mitigation strategies. 3. Project Coordination & MIS: Assist in project-level decision-making by creating detailed project MIS and dashboards. Coordinate with legal, design, sales, finance, and external consultants to ensure seamless project execution. Support contract finalization processes by consolidating key financial and commercial inputs. 4. Market Research & Benchmarking: Conduct primary and secondary research on local real estate markets, including supply-demand dynamics, pricing trends, and competitor analysis. Benchmark project assumptions against market norms and flag inconsistencies. 5. Contract Understanding & Commercial Negotiations: Review and interpret key commercial clauses in vendor and consultant contracts. Assist in financial vetting and negotiation of major vendor proposals and agreements. Preferred candidate profile Bachelor's degree in Finance, Economics, or related field. MBA (Finance) preferred. 5-7 years of experience in REAL ESTATE finance, investment analysis, or project finance. Proficiency in financial modelling using Excel and comfort with PowerPoint for presentations. Basic understanding of real estate cost structures, sales dynamics, and construction timelines. Ability to read and interpret commercial agreements, particularly those with financial implications. Strong interpersonal and coordination skills; ability to work in a cross-functional environment. High attention to detail, analytical rigor, and a solution-oriented approach.
